Restoration and conversion of the existing Grade B+ Listed terraced mill complex to provide accommodation for community use and lettable office/units.
The works comprised the complete stripping of the existing roof covering and replacement of secondary roof timbers, timber treatment to retained timbers, resin repair to main roof beams and trusses, fitting of new insulation, felt, laths, slates, lead and rain water goods.
Externally the sandstone plinths, window sills and lintels were repaired/replaced as necessary and the brickwork was re-pointed and cleaned.
Internal works included structural screed to floors, isolated steel work, new timber windows, provision of patient damp proof course, fire protection, stud partitions, rot treatment to walls, internal fire escape including support walls and access lift, complete M&E installation. McAleer & Teague manufactured windows, doors and gates for the scheme at it joinery workshop.
Ground works included cobbled and gravelled areas along with reinstatement of gates and fencing to the boundary of the site.
The unique funding mechanism for the scheme (5 funding bodies) required detailed cost planning and forecasting by McAleer & Teague surveying department ensuring the client had the most up to date information at all times. The timely and accurate provision of this information ensured the funding bodies’ maximum grant was utilised on the scheme. The project was complete on programme and in budget.
